Hispanic Heritage Month – Celebrating Homeownership

In 2022, the real estate market experienced unprecedented highs and lows, with record-low interest rates at the beginning of the year fueling fierce competition for single-family homes in major markets across the United States. However, the latter part of the year saw an aggressive series of interest rate increases by the Federal Reserve, leading to a sharp rise in mortgage rates, from 3 to 7 percent in just seven months. This shift in the market dynamics made homeownership less affordable for first-time buyers than it had been in recent history. Despite these challenges, one demographic stood out for their resilience and determination: the Hispanic community. As we celebrate Hispanic Heritage Month in 2023, we honor the remarkable achievement of Latinos who have continued to make strides in homeownership.

Hispanic Homeownership on the Rise

Amidst the turbulence of the real estate market, Hispanic homeownership rates have experienced steady growth over the past eight years, reaching an impressive 48.6 percent. This remarkable achievement underscores the determination of the Hispanic community to secure their place in the American dream of homeownership.

In 2022 alone, Latinos added a net total of 349,000 homeowner households to the market, marking one of the largest single-year gains for the Hispanic community in the past decade. Since 2014, when Hispanic homeownership rates began to rise following the aftermath of the Great Recession, an astounding 2.3 million net new Hispanic homeowner households have been added to the market. This accounts for a significant 24.4 percent of overall homeownership growth.

Today, there are an estimated 9.2 million Hispanic homeowner households in the United States, a testament to the unwavering determination and hard work of Hispanic families striving for their piece of the American dream.

Overcoming Adversity

The real estate market in 2022 was characterized by a combination of factors that posed significant challenges to aspiring homeowners. The sharp increase in mortgage rates, coupled with soaring home prices, made it increasingly difficult for first-time buyers to enter the market. However, Latinos continued to persevere.

One key factor contributing to Hispanic homeownership gains is the resilience and persistence of Hispanic homebuyers. In the National Association of Hispanic Real Estate Professionals (NAHREP) annual survey and qualitative study, a consistent theme emerged among top-performing real estate practitioners: the determination of Hispanic buyers to overcome obstacles and achieve their homeownership goals.
